From crypto to a bank deposit when buying property in Mexico

How it works:

  1. The buyer pays with crypto.
  2. Brikens deposits the seller at their bank in their preferred currency.
  3. Both parties close at a Mexican notary and sign the deed (escritura).

The buyer contributes crypto; the seller is paid by bank deposit in their local currency. That settlement is the payment track. The deed is a different track: a Mexican notary signs it, and a blockchain transfer does not replace it.

The two tracks

The payment track covers instructions for contributing the crypto, the conversion the quote authorizes, and the fiat deposit to the seller. It should be written who receives the crypto, who converts it, who sends the fiat, and who keeps the receipts. Do not assume one firm does every step, or that the same setup applies to every deal.

The title track covers review of the property and the formalities to transfer it. The bank deposit is not the deed. The transaction hash is not either.

What the quote should say

Asset and network, validity window, the currency of the seller’s deposit, costs, expected net, and what happens if the deal is canceled, payment arrives late, or the quote expires. Until it is on that page, do not claim a “fixed rate” or “no fees.”

What this mechanism is not

It is not paying the seller into their wallet. It is not tokenizing the property. It is not a shortcut around the notary. If the asset is bitcoin, read buy a house with bitcoin.
