Fideicomiso for foreign buyers

If you're not a Mexican citizen and the property is in a restricted zone (coast or border), the purchase goes through a bank trust called a fideicomiso — a Mexican bank acts as trustee while you hold full rights to use, rent, and sell. It's a standard mechanism, not an obstacle: the notary and the bank handle it as a normal part of closing.
